The economy is not always kind

It was at this time last week that we had 8, of our 10 x 20 units available for rental.  The month was certainly more positive than the previous month, but nothing to be very happy about.
The units that were having the most activity were our smaller units.  Units that were 5 x 5 and 5 x 10…….  Tenants that rent a 5 x 5 unit usually rent the unit for a specific purpose, and they keep the unit for a longer time.  Tenants that are renting the 5 x 10 units this month seem to be in between.  In other words they need to store some extra furniture because they are in between moves.  They are staying somewhere only until they can finalize their moving issues.

The 10 x 20 units that are on our ground floor I describe to prospective tenants as Garage Sized.  Actually during the winter months we frequently rent those units to tenants that want to store a classic car….   Or possibly an extra car that they own and they don’t want to leave on the street through our Snowy months.   I will often say to our prospective tenants that remember these are just like your garage.  You can store almost anything in it for a few months or forever, but if you have cherished items that you would never think of putting in your own garage for an extended period of time, don’t put it in the unit.   Remember these outside (drive up) units are not climate controlled units.  So if it rains for a week straight it will suffer the same effects as your garage.  Fine antique furniture or a Picasso etching should never be stored in a garage.   For your finer items we also have 10 x 20 Climate Controlled Units.  As a matter of fact we have units that range from 5 x 5 all the way up to 10 x 20 units.  We can securely store all your precious items, from your knick knacks, and fine furniture to that Picasso Etching you found at a Garage Sale.

Well anyway back to the subject at hand.  I began writing to tell you that in the last 4 days, we have rented 6 of our 8 remaining 10 x 20 units.  One went to a family that moved from California back to the east coast.  Another went to a salesman that has decided to downsize from the warehouse he is renting, to at least one 10 x 20 unit.  Considering all the phone calls that he was receiving accepting orders from clients, there may be a chance he will need more than 1 unit shortly.  If he does rent an additional unit, it will be a good thing for him and for us.  What he said was that he never really needed all the space he has at the warehouse.  He is able to control his inventory and deliveries in a timely fashion and although his business is growing he can save money renting with us, even when he rents additional units.

Unfortunately the economy also has a very bad side.  The other units we rented went to people that needed the units to store their furniture because of foreclosures.  Just between you and me, often the Facility Manager can create a plan that will minimize the cost for all situations.  Don’t ever be afraid to ask.
