You can always change your mind

Wednesday was going by at a snail’s pace.   I finished all of my reports.  The entire facility had been swept, the flowers were watered, and looking pretty good.  The office was ship shape, and I had basically run out of things to do.  I hate putting that to paper, knowing that the BIG BOSS will no doubt read this.  But there are days like that.

I decided to get the bank deposit completed, backed up the computer, and was 3 minutes from closing the door.

Yep, that is when a tenant came in to update their credit card with us.  Our tenant’s have the option of using automatic bill pay.  That is when the tenant asks, that we automatically take the rent from their Credit Card on the first of the month.   One of the things that the computer can do is automatically print out either on paper, or in an email a notification if the Credit Card is about to expire.  In this case the tenant received an email that notified him that his cards validation date was running out this month.  So he came down to the office to tell us that a new card was received and the new expiration date.  That was a pretty simple process.  We just had to update his data in the computer, and in our file.

As I walked him to his car and thanked him for stopping by, another tenant was pulling in.  You guessed it; they wanted to talk to me.

This tenant (Husband and Wife) wanted to ask if they could rent another unit or possibly move to a larger unit.  I told them that both options are available.  So they asked if they could see a larger unit.  The Tenant is currently renting an outside 10 x 15 unit .  I asked if they would meet me at their unit.  Just across from their unit I had an empty 10 x 20 unit.  So I opened it up and they looked it over.  They asked the price and I told them that it would be just 25% more than they are now paying for their present unit.  They then considered possibly renting another 10 x 15, but after discussing everything among themselves they decided that the 10 x 20 would be perfect.  They were concerned with having to do the move all in one day, so I told them that I would let them have the larger unit for free for the rest of the month and start their rent increase on the 1st of next month.  (There were 8 days left in the month)  So all we had to do was complete the transfer paperwork and they could start to move things over at a leisurely pace.

Guess what?

As they were heading to the office, another tenant who just last month had rented a 10 x 15 with a friend, asked if he could transfer to a larger unit and his friend would then take over the unit they rented together as a single tenant.  I showed him a unit.

He wanted to do the paperwork immediately, but I said he would have to come in with his partner and they would need to do the paperwork together for both units.  He would have to transfer ownership because he is listed as the billing person responsible for the 10 x 15 unit, and his friend as authorized to use the unit.
So as you see there are always options, all you have to do is ask.
